We exclusively interview Panorama, a pioneering real estate agency in Marbella, which tells us about the real estate market on the Costa del Sol and how they continue to consolidate their leadership with awards and recognition in such a competitive segment. Can you tell us what type of properties were sold throughout 2023?
After a record-breaking 2022 in all aspects of the real estate market, throughout 2023, although the number of transactions is adjusting, we have been observing that the sale of luxury properties is even stronger than in 2022, with some agencies reporting an increase in sales of up to 20% in the highest segment of the market. This is not only happening in Marbella but is also evident in a similar constant increase in prime and ultra-prime properties in London, Dubai, and Miami, among others. For example, in our particular case, the transactions carried out have been very diverse, as is customary in our agency every year, ranging from small investment flats for €265,000 in Nueva Andalucía to impressive apartments in the most desired locations on the Milla de Oro beach that reached figures above €8,000,000. Also, townhouses and semi-detached houses from €450,000 to some especially renovated and decorated ones for over €2,000,000 on the Milla de Oro beach.
When it comes to villas, there is again a great variety, as we carry out sales from around €800,000 to true mansions of around €15,000,000, a true work of art. Not to mention commercial properties that our investments and commercial department manages very successfully.
These properties are resales in original condition or for renovation and resale, renovated and decorated, as well as new constructions, including popular designer homes, as you have surely heard of well-known fashion and design brands undertaking projects alongside experienced developers on the coast. Of these categories, if I had to rank them, I could tell you that by far the category that materializes the most in transactions is apartments, followed by villas, and lastly, townhouses or semi-detached houses.
As you can see, the Golden Triangle composed of Marbella, Benahavís, and Estepona offers a wide range of possibilities, although it is worth mentioning that there is a demand even higher than the available supply.
Properties have been sold between 500,000 to 7 million euros. They buy modern villas, houses for renovation, luxury apartments in excellent locations.
